Many of my clients may not know this, but I am an expired listing strategist.

What is that?

An expired listing is one where the contract between the listing agent and the seller expired before the house sold.

Listing agreements can be for any length of time, really, but once that time is up, if the house didn't sell, the seller oftentimes chooses to work with a new agent.

Owners of expired listings are usually frustrated, angry, ready to give up on whatever goal they were trying to achieve with the sale of their property.

That's where I come in with a fresh perspective, new set of tools, and renewed energy. I give them hope.

The process starts with a complimentary strategy session, where we meet for about an hour at the property they want to sell.

In this strategy session, we talk about what may have gone wrong during the first listing period, and what we can do to ensure a successful sale.

Sometimes they had an agent who didn't communicate very well or very often. Sometimes their listing had incorrect or incomplete information. Sometimes the pricing was off, marketing was inadequate, or the house wasn't prepared for the market.

Once we've identified what wasn't working with their previous listing, and we create a plan for their new listing, the home owners experience a feeling of confidence that their home is going to sell.

This is the moment they begin to see a path to their new chapter.

It takes real skill to guide a home owner through a successful sale in today's market. There are lots of uncertainties to navigate. Buyer expectations and behaviors are much different than they were just a few years ago.
